Designing the interiors of a 57-storey residential landmark just 110 meters from the shoreline is a feat that requires as much scientific precision as it does design vision. For 25 South, located on a rare 5.35-acre freehold parcel in Prabhadevi, Bobby Mukherrji Architects prioritized a “built for generations” philosophy. The objective was to ensure that the tower’s sleek, vertical silhouette remained impervious to the harsh saline conditions of the Arabian Sea, transforming a high-risk maritime site into a secure, vertical sanctuary.

Innovative Façade Engineering: The Reckli System

One of the most significant design achievements at 25 South is the use of the innovative Reckli façade system. Traditional coastal structures often suffer from surface degradation due to salt-air exposure; however, this strategic construction provides an aesthetic yet fire-resistant and sustainable shield. By combining this with anti-carbonation concrete, the project ensures that the towers maintain their structural integrity and visual “wow” factor against the elements. Lifecycle Investment and Material Longevity

At 25 South, the decision-making process was heavily influenced by life-cycle cost performance. We specified marine-grade aluminum window systems and stainless steel fixtures to combat the corrosive environment. These choices, while premium, significantly lower future maintenance and repair costs. Thermal Efficiency and Sustainable Infrastructure

The technical intelligence of the tower extends to its energy performance. We integrated high-performance glazing to control heat gain while maintaining the clarity of the “forever views” toward the Worli Sea-Link. This is supported by an energy-efficient VRV (Variable Refrigerant Volume) air-conditioning system, which offers superior zoning flexibility and low operational costs. By embedding sustainability through rainwater harvesting and solar-ready infrastructure, the modern design minimizes its demand on municipal resources, proving that high end interior designing can be both ecologically responsible and financially sound.

Structural Audacity and Safety

A project of this scale demands absolute structural confidence. The three towers were designed to comply with strict seismic codes and underwent extensive wind tunnel testing to ensure stability against high-velocity coastal winds. This interior architecture and engineering synergy allowed for the creation of beamless structural grids, providing residents with highly customizable, “bespoke” floor plates.
