At 25 South, every design decision was strategically influenced by a forward-looking approach to both first cost and life cycle performance. For a landmark of this magnitude, Bobby Mukherrji Architects recognized that true luxury is found in the intersection of durability, operational efficiency, and reduced maintenance. By investing in robust, future-proof solutions during the design phase, the project ensures a higher standard of living for its residents while optimizing long-term economic performance, demonstrating that sophisticated design can be both prestigious and financially responsible.
Situated on Mumbai’s prized coastline, the project faced a site-specific challenge: a high-saline environment that can quickly degrade standard structures. To counter this, we specified marine-grade aluminum window systems, anti-carbonation concrete, and stainless steel fixtures. While these represent a higher initial expenditure, they are critical for resisting corrosion and significantly lowering long-term repair costs. This commitment to high-end design ensures the building’s structural integrity remains uncompromised, prioritizing the longevity of the asset for decades to come which can be expected from one of India’s top design studios.
Sustainability was embedded into the core of the project to reduce demand on municipal resources and lower utility costs for residents. High-performance glazing was a deliberate investment, selected for its ability to maximize natural light while minimizing heat gain and UV penetration. This directly improves indoor comfort and reduces the load on the tower’s VRV (Variable Refrigerant Volume) air-conditioning system. Though more expensive to install than traditional units, the VRV system provides superior zoning flexibility and substantial energy savings over the building’s lifespan, reflecting a mature vision for high end interior design.
Beyond the towers, 25 South acts as a responsible stakeholder in Maharashtra’s environmental future. The project integrates 2 acres of landscaped outdoor space, creating a “vertical oasis” that helps mitigate the urban heat island effect. Infrastructure such as rainwater harvesting and solar-ready systems further minimize the development’s environmental footprint.
