As part of a landmark series redefining India’s premium residential fabric, the common facilities built during the turn of the century established an entirely new design standard for community spaces. At the multi-tiered leisure hub for Kalpataru Estate at Majas, located along the highly accessible Jogeshwari-Vikhroli Link Road (JVLR) corridor in Andheri East, the structural language introduces a striking break from traditional, rigid residential blocks. Bobby Mukherrji Architects approached this master plan by ditching static, boxed-in architecture in favor of a fluid, sweepingly curved geometry. By seamlessly marrying deep organic forms with expansive glass façades and warm natural materials, the property functions as a masterclass in spatial continuity, establishing a prestigious benchmark for modern luxury community living.
The striking street presence of the development relies heavily on a sweeping, crescent-shaped building footprint that wraps around an expansive central courtyard. This curved concrete shell feels remarkably light and inviting, thanks to massive bands of seamless glass that open the interior spaces straight to the outside landscape.
Crossing the threshold leads residents into a beautifully scaled reception foyer that instantly establishes a welcoming, hospitality-inspired tone. The design team utilized a rich, tactile palette dominated by book-matched stone and warm, horizontally slatted timber cladding to ground the expansive floor plan.
The fitness facility at the property elevates traditional, clinical gym aesthetics by treating the workout floor with the premium care of a high-end wellness retreat. Rather than enclosing the space with heavy walls, the layout is configured as a wide-open, column-free arena wrapped in soothing, earthy textures.
The balanced design framework of the clubhouse demonstrates how premium shared spaces can look incredibly artistic while functioning flawlessly under high daily use. By connecting a striking, glass-fronted exterior to intimate timber-clad interiors and a professional-grade fitness studio, the layout feels cohesive at every single turn. This unique ability to handle complex circular geometries while maintaining a highly authoritative, luxurious identity underscores why the practice is regarded as a top design firm in India for lifestyle real estate. Decades after its conceptual planning, the structure continues to serve as an influential archetype for luxury interior design, showing how architectural form can elevate daily health and community connection.
